How will I know when it is time to repair my roof?

Shingles on the edgeWe have accustomed to a leak free, cozy, and warm homes thanks to the roof above us. However, most of us don’t get to know about the roofing problems until we see a leak in the ceiling. Some factors hint at the need to repair or replace the roof. Below are some of them:

Roof Age

According to most experts, shingle asphalt should last between 20 and 25 years. Therefore, if your roof is approaching its 25th birthday, it is a clear indication that you need a repair or a new roof. Within a development, if all the neighbors are replacing their roofs, then it is also time to start. When these signs begin to show, then you have a maximum of five years left.

Curling Shingles

Looking at the roof slopes on the sides that receive direct sunlight. If you notice the shingles are curled up or losing granules, then you have an indication. There are two types of curling, cupping when the shingles start to turn upwards and clawing when edges are okay, but the middle starts to come up. Curling of shingles means there is weathering, and the life expectancy of the shingles is passed.

Missing of Entire Shingles

With time, it is proper to check on your roofing to know if the shingles and the shingle tabs are intact. Missing shingles means the roof is failing. Repair would involve replacing the missing shingles. However, it is hard to find shingles that match the old one and therefore, it may lead to the repair of the whole roof.

Finding Shingle Granules in the Gutter

Roofs lose more granules at the end of their lifespan. New roofs lose granules, but when a roof is more than 15 years, and the gutter has granules, it is a source of concern. It may also be evidenced by some sections of the roof losing their original color. Losing granules will indicate deterioration of the roof quality

Cracked shingles

Wind damages the shingles and makes them crack. Wind damage can be seen when an isolated part of the roof has cracked shingles. A situation of this sort can be repaired by replacing the shingles. However, cracking may be as a result of old age. It manifests itself by having cracked shingles in different areas of the roof. It can be repaired only by replacing the roof.

Seeing sunlight from the attic

If light can get into the house, then it is definite that soon it will be rain, snow, or cold air. Checking regularly for light or water stains and the shape and size they take will help identify an active problem. Smaller problems could be solved by repair, but major ones require replacing the whole roof.

Sagging of the entire roof

A sagging roof is the ultimate indication of a more significant problem with the roof. The problem could be in the attic decking or a structural issue from the supports of the roof. Localized sagging is easier to take care of, but extensive one will require consultation to be made with constructional experts to check for the extent of the issue
